NEWTON · SINCLAIR
A private buyer, not a broker

We buy established businesses and property, directly from their owners.

If you have spent years building a company — or you own property you would rather sell without agents, chains, or delay — we offer a confidential conversation and a straightforward purchase. We work on one deal at a time, and we answer our own phone.

The register

What we buy

We keep our criteria narrow on purpose. If your business or property fits the register below, a conversation is worth fifteen minutes of your time. If it doesn’t, we will say so quickly and plainly.

Companies Entry I

What
Established UK businesses with a trading history measured in decades, not months. Engineering and specialist manufacturing. Compliance-driven trades and services. Distribution with premises. Care and allied health.
Situation
Succession. Retirement. A partial step back. An owner who wants the business and its people to continue in good hands.
Premises
Owned freeholds welcome — often worth more in our hands than the market gives them credit for, and our capital allowances review frequently puts money in an owner’s pocket whether or not a sale proceeds.
What we never do
Auctions. Bidding wars. Months of games. Promises we cannot keep.

Property Entry II

What
Houses, commercial premises, and land across the UK — including properties that need work, have tenants in place, or carry complications other buyers walk away from.
Situation
Probate. Relocation. Landlords exiting. Chains that have collapsed. Owners who value certainty and a clean completion over squeezing the last pound.
How
A direct purchase at a fair, clearly explained price. No agents required, no fees to you, and a timetable set around your circumstances.
What we never do
Last-minute price drops. Pressure. Offers designed to be withdrawn.

Every entry in this register is a promise about conduct, not just appetite. The way we buy is the reason owners deal with us directly.

Our approach

How a conversation becomes a completion

1

A private conversation

You call or write. We talk plainly about your situation and what you want — for yourself, your family, and your people. Everything stays between us, in both directions.

2

An honest early answer

Within days, not months, we tell you whether we are a genuine buyer for what you have. If we are not, we say so — and where we can, we point you somewhere better.

3

A clear proposal

A written outline in plain English: price, structure, timetable, and what happens to the things you care about. You take it to your own accountant and solicitor — we would think less of you if you didn’t.

4

Diligence without drama

We ask for what we need once, keep to the timetable we set, and keep talking to you like an adult throughout. Because we work on one deal at a time, you have our full attention.

5

Completion, and continuity

The deal completes on the terms we agreed. Names, people, and reputations are honoured — we buy things that were built to last because we intend them to keep lasting.

One deal at a time

This is not a slogan. It is how a small, serious buyer guarantees attention — and why, if a conversation interests you, sooner is better than later.

About Nick

An operator, not a financier

Nick Sinclair
Nick Sinclair

Newton Sinclair is owned and run by Nick Sinclair. Among the businesses he owns is a specialist restoration company that has traded for more than thirty years — heritage work, done by hand, with a reputation built one job at a time. He knows what it costs to build something like that, because he keeps one running.

Nick didn’t inherit any of this. He started with nothing — genuinely nothing — and built a group of trading businesses, a property portfolio, and a family along the way. That history shapes how he buys: he has no interest in stripping things he would have been proud to build, and no patience for the games that give buyers a bad name.

He believes the best companies and properties in Britain never reach the open market. They change hands quietly, between people who write to each other, speak plainly, and keep their word. This firm exists for those conversations.

Advisors

The people behind the conversation

Capital Allowances Specialist
Property Taxation

Our purchases draw on a specialist in property taxation and capital allowances. These reviews often surface value an owner never knew their building held — and frequently put money in an owner’s pocket whether or not a sale proceeds.

Advisory Board
In formation

Newton Sinclair is seating a small advisory board of experienced operators and professionals. Members are named here as they are appointed — because owners deserve to know exactly who is on the other side of the table.
